Terms of Service

1. Not legal, tax, or professional advice
This service (the "Service") is an informational and self-help tool. It is not a law firm, accounting firm, or property tax consulting firm, and nothing it produces — an estimate, a comparable-properties list, a generated PDF report, or a pre-filled government form — is legal, tax, financial, or professional advice. Using the Service does not create an attorney-client, accountant-client, fiduciary, or any other professional relationship between you and us. If your situation is complex, or a meaningful amount of money is at stake, consult a licensed attorney, CPA, or a licensed property tax consultant in your jurisdiction before acting.
2. We can make mistakes — you must independently verify everything
The Service pulls data from public government sources (county assessment rolls, state open-data portals, federal hazard datasets) and from third-party sources (map and address-lookup providers), and performs calculations and document fills based on that data. Public data can be stale, mismatched to the wrong parcel, or simply wrong at the source, and our software can contain bugs. We do not guarantee that any figure, comparable property, deadline, form field, or document produced by the Service is accurate, complete, current, or suitable for your specific situation.
Before you rely on, file, submit, or send anything the Service produces, you are solely responsible for independently confirming it — against your actual tax bill, your county assessor's official records, and the official rules of the appeal body you're filing with, including the real filing deadline, required forms, and fees. A filing deadline shown by the Service is our own understanding of public information and can be wrong or become outdated; the only authoritative deadline is the one published by your local assessing/appeal authority.
3. No guarantee of any outcome
We make no representation or warranty that using the Service, filing an appeal based on it, or submitting a document it generates will result in a reduced assessment, a lower tax bill, a successful appeal, or any other particular outcome. Assessment appeal decisions are made entirely by the government body that hears them, not by us.
4. Eligibility and your responsibilities
You represent that you are the owner of the property in question, or are authorized by the owner to act on their behalf, and that any information you provide (including your name and any values you enter) is accurate to the best of your knowledge. You are responsible for reviewing, correcting, signing, dating, and — where applicable — paying any filing fee for any form the Service generates before submitting it; the Service does not file anything on a government body's behalf.
5. "As is," no warranty
The Service is provided "as is" and "as available," without warranties of any kind, express or implied, including — to the fullest extent permitted by law — any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the Service will be uninterrupted, secure, or error-free, or that any public data source it relies on will remain available or accurate.
6. Limitation of liability
To the fullest extent permitted by law: we are not liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of taxes overpaid, penalties, missed deadlines, denied appeals, or other financial loss, arising out of or related to your use of the Service — even if we have been advised of the possibility of such damages. Where liability cannot be fully excluded under applicable law, our total aggregate liability to you for any claim arising from the Service is limited to the greater of (a) the amount you paid us to use the Service in the 12 months before the claim, or (b) $50.
7. Indemnification
You agree to indemnify and hold us harmless from any claim, loss, or expense (including reasonable attorneys' fees) arising from your use of the Service, your submission of a form or report it generated, or your violation of these Terms.
8. Third-party data and links
The Service displays and incorporates data from government sources we don't control (county assessors, state agencies, FEMA, and others) and links to third-party sites (for example, real-estate listing sites) for your own further research. We aren't responsible for the accuracy, availability, or content of any third-party source or site.
9. Changes to the Service and these Terms
We may change, suspend, or discontinue any part of the Service at any time, and may update these Terms from time to time; the "Effective" date above reflects the latest version. Continuing to use the Service after a change means you accept the updated Terms.
10. Governing law
These Terms are governed by the laws of the State of New York, without regard to conflict-of-laws principles, except where a different jurisdiction's consumer- protection law mandatorily applies to you.
